Earlier today, construction officially began on The Hive in Amsterdam Nieuw-West. In a symbolic gesture, Green Real Estate, Belgian developer ION, the City of Amsterdam, and Heddes Bouw & Ontwikkeling marked the start of a project that will transform the Lelylaan Podium area into a vibrant urban hub. Speaking on behalf of the City of Amsterdam, Nabila Bouabbouz, Director of Area Development for Nieuw-West, highlighted the significance of The Hive for the district’s future.

Designed by OZ Architect, The Hive will redevelop and expand the site of the former Calvijn College. The project includes 135 owner-occupied homes, 48 mid-range rental apartments, a healthcare center of approximately 1,000 m², and a cultural incubator of over 4,000 m² for creative entrepreneurs. The development will play a key role in enhancing the social, cultural and economic vitality of one of the city’s major densification zones. Construction and renovation of existing structures will be carried out by Heddes Bouw & Ontwikkeling, with completion scheduled for 2027.

“As part of the Podium Lelylaan area, The Hive represents one of the key locations where we’re making major investments in housing and public facilities. We’re transforming what was once an office and service zone into a lively, urban destination that bridges old and new Amsterdam. In addition to a significant number of new homes, the project will also include a healthcare center, a creative incubator, a workshop space, and a community room. This area is evolving into a true destination—more than just a place to pass through.”

A Sustainable Boost for the Neighborhood

A standout feature of the project is a 1,600 m² climate forest, designed to enhance biodiversity, provide cooling, and improve air quality. A circular construction approach and sustainable technologies further ensure that the development is future-proof. In March of this year, The Hive received the prestigious MIPIM Award in the category ā€˜Best New Development’—an international recognition of its innovative and sustainable vision.

Green Commits to the District

Earlier this year, Green announced it had become the long-term investor in the rental homes, healthcare center, and cultural incubator—underlining its enduring commitment to the development. A partnership agreement has also been signed with Urban Resort to operate the cultural hub for creative entrepreneurs.
